Housing is the epicenter of all economic strengths or weaknesses. It supports tradesmen, such as plumbers, electricians, contractors, and other professionals. People go to Home Depot and Lowe’s to maintain their property or remodeling, such as kitchen or bathroom remodels. And in Florida, pool companies are also big businesses. Furthermore, there are title companies, surveyors, housing inspectors, and realtors, which all have employees who make money off of the real estate industry. They, in turn, spend that money on various goods and services, such as housing, dining, groceries, and more. Therefore, housing is the canary in the coal mine – we are the industry that sustains the economy. If housing is doing poorly, then everyone is doing poorly.

Florida Housing Market Overview

The Florida housing market is interesting, and it’s no wonder that people often ask about the latest predictions. According to the latest Florida housing numbers, the market on the Treasure Coast of Florida (from Palm Beach through St. Lucie County) is still strong, but it’s not like it was earlier last year or in 2022. Buyers were lined up down the street to see a property with multiple bids all over the place. However, it is still an interesting ride for those experienced in maneuvering in a changing market. It’s a good thing that we are in this type of market, except for the higher interest rates.

The Story of Why the Real Estate Market is Strong

Let’s use Martin County as an example of the market. Martin County and Stuart Jensen Beach, Palm City HUBZone, and more had sales up over 12% the same time last year. Yes, they’re actually up now. St. Lucie and Palm Beach counties, which are north and south of here, had their sales down a bit more. However, it’s important to note that about this time last year, sales were starting to decline. The better number to compare the sales to is our pre-pandemic number, so that would be in 2019. And if we compare 2023 to 2019, our sales are stronger than they were. Therefore, the Florida housing market is still going strong.

What to Expect as a Buyer or Seller

If you’re a buyer, you should know that the inventory of homes is low. There aren’t as many homes for sale, which means you may have to compete with other buyers for a property. You may also need to act fast when you find a home you like. However, interest rates are still relatively low, making it a good time to purchase a home. If you’re a seller, you should know that the market is still strong, and you may be able to sell your home quickly. Prices are still increasing, and it’s a seller’s market. However, you should also be aware that buyers are looking for move-in ready homes, so it may be worth investing in some home improvements before you sell.
