3 tips before you sell your home

Deciding to sell your home may be easy. Then again, for some, it’s wrenching. After all, whether it’s downsizing to a condo, relocating because of a job or family reasons, or outgrowing your current home, our homes are full of memories and provide sanctuary at the end of a grueling day.  In this video, I will provide three tips you need to know before selling your home.  Plus, I will discuss the popular question should you have an appraisal.  These three tips will make the difference in a successful transition to selling or one with regrets.

Once you’ve decided to sell, you’ll be faced with a lengthy list of additional decisions. 1. Understand market value

The list price of a home represents what the seller thinks or hopes the home will bring.

But the sales price of recently sold homes essentially sets market value. Determining market value requires looking into the recent past sales of homes that have sold that are like yours. This is very extensive research if done properly.  

Setting the right price out of the gate is key to selling your home quickly.  Anyone can set a price to list their home, placing it on MLS or the multiple listing service. However, you don’t want to waste time if you are way off with the price.  Rarely have I seen a seller price their home low; overpricing is always the issue.  It knows what it will sell for, which will make the difference on your next move and set you up for success or disappointment if you thought you would receive more money for your home to help with your next purchase or moving or living expenses.  So, what needs to be considered in getting to that right price?  

  • Look at comparable home sales in your area.
  • Review the square footage, the year your home was built, the number of bedrooms, bathrooms, and overall condition.
  • Consider any unique features or upgrades that your home has.
  • Research the current market conditions and trends. This is very important, especially in the first quarter of 2023.   The market is shifting, and you want to ensure your home is ready to sell at the right price.
  • Now you need to find similar homes that match what your home has, and this should be done for homes that have sold in the last six months.

Keep in mind that the value of your home can be affected by various factors, including the local economy, the job market, how many homes are currently on the market, and the overall demand for housing.  

Should I get an appraisal?

Here is my answer, appraisers can only look backward and can’t look at what is going on in the market.  For instance, prices are not going up by much, and the value has decreased in some properties has.  You need to be aware of this shift to make a good decision, and this is information you would not be able to receive from an appraiser.  A realtor will look at the market trends to price your home correctly.

Plus, the selling price must be within the amount an appraiser will value your home if the buyer obtains a mortgage, as the banking institution will order an appraisal, and you must be pricing your home within that range.

2. Hit the ground running.

Your home’s presentation to the market greatly influences whether you’ll receive the price you’re hoping for. Remember a time when you were house hunting? I’m willing to bet that some homes you looked at were in the such horrid condition you didn’t even want to leave the car.

Then there were the pristine homes that appeared ready to move right in.

Also remember seeing photos online that were poorly done and made the home look sad.  Photography is extremely important.

Naturally, the owners of the pristine homes and great photos got more money from the sale than their slovenly neighbors.

Ensure you’re a member of the high money-making group by amping up your home’s presentation. Make cosmetic repairs and clean the home until it’s impeccable.

3. Don’t lose money by trying to sell it yourself.

It seems rather self-serving for a Realtor to warn you not to sell the home without the services of an agent. So, I won’t. What I will share are some statistics:

  • Nine percent of home sellers attempt to sell without an agent. Nearly half of these homeowners were selling to someone they knew. So, in reality, only 4.5 percent go the For-Sale-by-Owner, or the FSBO route, in a standard sale.
  • Homebuyers think FSBO homes are easy to pick up for a bargain price.
  • Homebuyers expect the seller to kick back some of the money saved by not using an agent, yet you still have all the work to get to the closing table.
  • Homes sold with a Realtor sell for 26% more than those sold by the owner.  That should convince you to use a professional.
