In this video, I break down the latest August 2026 Florida housing market data and compare what’s happening in Martin County, Palm Beach County, and St. Lucie County.
Martin County really caught my attention. Single-family sales declined from a year ago, yet the median sale price reached $656,900, while the number of homes for sale dropped significantly. Even more surprising, Martin County’s median single-family sale price in August was slightly higher than Palm Beach County’s.
So, is the Florida real estate market slowing down? Are home prices coming down? Is this becoming a buyer’s market—or are lower inventory levels changing the picture?
I’ll explain what these numbers actually mean for Florida home buyers and sellers, without burying you in statistics. We’ll also look ahead to Florida’s upcoming seasonal market and why inventory could become especially important if buyer activity increases
