Like most of the country here in Martin County, or pretty much all of Florida, we continue to have low inventory. Actually, new listings currently are down 23% from a year ago. So options for housing is certainly reduced. However, we have some excellent choices depending on if you’re looking for a single-family home, townhouse, or condominium. With over 1200 people moving your daily, you can imagine the demand at places on our real estate market. Nice properties in this price range go under contract quickly. Well, what does nice mean exactly? That means it’s been well maintained, updated, and priced right now. Let’s discuss what choices you may have. I’ve selected the most popular areas, not including 55. And over properties, which are typically priced lower, or country clubs that have very high homeowner fees and club fees, we have some of those that are absolutely excellent options. So, if you’re interested in either one of those categories, reach out to me, and I can provide you with more information.

So let’s go by price range, and I’m hitting on the larger communities to provide you an overview and, as a general rule, in this area. Anything priced below $400,000 will be townhouses or condominiums, even though you can find those property types in all price ranges too. We are going to start with phones priced between $400-500,000. The first one is in Palm City, which is Cypress Lakes. This community is in the mid $400,000s Further Villa homes. There are two bedrooms, two baths, and two car garages that were CBS construction. There are no community amenities, such as a pool. However, the good news is your HOA fees would be lower, plus you could have your own pool, and this area is very well maintained.

Next, we’re moving to Edgewater Point Townhomes in Stuart. This is a brand new construction community starting in the low $400s. It is a gated community with three bedrooms, and two and a half baths as in one to two garages, and there are three-floor plans. We actually have quite a bit of new construction going on here is a video I recently did on this community.

Next is the Florida Club in Stuart, from the mid $400s for their villas to homes starting around the mid $500s. The villas are about 1,528 square feet with two bedrooms, two baths two-car garages with CBS Construction The homes range upward in square footage to over 2700 square feet and there are many configurations to choose from. The great thing about this beautiful gated community is that they offer so much for the HOA fee of $325, which includes pool pickleball, tennis, and golfing for an additional fee.

We move now to Jensen Beach Country Club in Jensen Beach with villas beginning in the low $400s. And going up from there they are CBS Construction which was built around the year 2000 and are about 1343 square feet with two bedrooms, two baths, and one car garage. The $328 HOA fee includes lawn maintenance, a clubhouse pool, tennis, and a golf course for an extra fee. This is a terrific location with so much to offer, including being minutes from the beach. The homes in the Jensen Beach Country Club begin in the low $500s with the same great amenities. They are around 1700 to over 2500 square feet, two to three bedrooms, two baths, and two car garage homes. They were built starting around the year 2000 to 2014.

We now move into $500-600s. I’m going to mention Mariner Village in Hobe Sound which is lovely and it is a gated community. Those homes range in price from the mid $500s with square feet beginning around 1600 up to about 2800 square feet. The configurations range from three to five bedrooms, two to three bathrooms, and two-car garages. The $250 HOA fee includes pool basketball, tennis, and more.

We now move into Palm City with The Meadows this man-gated community has something for everyone you can even purchase for under the $500s for their townhouses and Villa communities or you can look at their larger homes which are around 1900 square feet CBS construction in the mid to high $500s most of these homes are three bedrooms, two baths, and two car garages. This is a very popular neighborhood close to everything, and a community that offers a pool, tennis playground, and so much more as we stay in Palm City.

The next development I want to mention is Monarch Country Club. It is a man-gate neighborhood, always beautifully maintained. It has a few homes below the $600,000. They would be villas similar to the size of the ones I have spoken about previously in this video. And also, their townhomes are in this price range; those homes start at about $600,000. This is a lovely area, and many homes were built in the mid-1990s; however, most have been updated or maybe completely remodeled beautifully since then. The community offers a clubhouse pool, tennis, and golf at an extra cost.

There is a lot to offer in this area, with many more I did not even mention, including homes and country clubs with private golfing and club activities along with so much new construction in various areas. I only provided a broad overview for you to know this area better; all of these communities are close to everything and for specific questions.
