I thought it would be a great idea to take you over to Osprey Preserve. I did a tour of it back in November 2021 and at that point, it was just new construction; in fact, it was just dirt as you can see in the video. There’s been a lot of progress since then! So I want to show you around, I want to show you their model home, and note there is only one model style but I’ll tell you about that a little later.  In this video, I’ll also give you a tour of these three-bedroom, two-and-a-half bath, two-car garage townhomes. I’ll walk you through the location, the amenities, how close it is to surrounding areas, and a whole lot more. 

Osprey Preserve is not too far from my office, right down Jensen Beach Boulevard, there’s a little construction but it’s not too bad. This location of Osprey Preserve is central to everything, whether you want to go to great little downtown Jensen or head on over to Historic Downtown Stuart. 

Osprey Preserve Townhome Features

The models at Osprey Preserve are open, so I thought we’d take a little tour of the model, remember they’re all the same, the Sandpiper model and they are 1,808 sqft. Each townhome has three bedrooms, two and a half baths, and a two-car garage. 

There are some great features in these townhomes including: 

  • CBS construction on the first and second floor 
  • Shingle roofs
  • Stainless steel appliances
  • Granite or quartz countertops 
  • Hurricane impact glass is not only going to help your sound but your insulation so that your energy bills are much lower
  • The attic has spray foam insulation and it’s a huge saving on your energy bill
  • Smart home hub with an app to control basically anything you have in the home. Once that’s installed, you can do add-ons with cameras or anything else you want to do so you could run your home remotely. That’s why I say not only is the community great for an investor, but if you wanted to make this your second home, they’re really a lock and go. Another option could be a home so you can travel without any of the headaches of home ownership. You can actually manage it all from an app on your phone!
  • The homeowner association fee is $225 a month that includes
    • The pool and cabana
    • Gated entry
    • All of your yard maintenance

The location of Osprey Preserve is central to everything! 

  • The Savannah State Park; wildlife enthusiasts and photographers will absolutely marvel at all that you can see. They have regularly scheduled tours for hiking and biking. 
  • You’re just 5 minutes to Jensen Beach where there are little boutique restaurants and shops. There’s even a new wine bar! We also have Jammin Jensen on Thursdays.
  • Just a few miles is the ocean so you’re very close to all the water sports water 
  • You’re also about 8 minutes to Historic Downtown Stuart. Where you’ll find many restaurants all along the water, little boutique shops, and entertainment in the evenings, and it’s just a great place to be.
  • If you want some of the mainstream shopping it’s right down the street along US-1 including
    • Bed Bath and Beyond 
    • The Treasure Coast Mall 
    • Chili’s 
    • and much more 
  • The airport is >1 hour to the Palm Beach International Airport 
  • 2 hours to Orlando for all that area has to offer 

It was so much fun to take a tour of the model home! Just as an FYI, it’s two townhouses to a building. So it’s not like having a row of houses and you’re going to go in the middle, each one is basically an end unit. 

Osprey Preserve Pricing as of Aug 2022

I met with a great salesperson over at Osprey Preserve and I have some information I want to share about this townhouse community.  There are a total of 87 homes in Osprey Preserve and as of August 2022, 43 have sold. Of those, 4 have just closed and the owners are now living in this great development. There are still some units coming on the market, and they gave me a list of them! They will be available between now (August 2022) and the Fall 2022 and what’s interesting is when they first came on the market they were priced between about $390K and $400K or $440K. However, now depending on the location, they’re priced between $470K to $615K. I bet you’re thinking; ‘well what’s the difference why are those so much more?’ Well, as I mentioned, they are all the same model however, it has to do with location. So if the townhome happens to back up to a green area, the water, or preserve; those homes cost more. 

Osprey Preserve interior packages

It’s important to note though, all of the inside packages are the same. Colors have already been chosen and you can’t change them even while they’re doing construction. You must be okay with what they have; so for instance the first floor has sort of tile, and there’s carpeting on the stairs. The bedrooms also have carpet and you can’t ask for the carpet to be removed and continue the tile. This is done because these builders will buy their supplies ahead of time so it won’t hold up the construction. They know ahead of time what’s going on in each and every one of these units. Don’t forget, there is only one model; the sandpiper, and its three bedrooms, two and a half baths, and two car garages. 

Osprey Preserve Rental + Pet Restrictions

Another thing that is really great about this townhome community and especially for investors or if you’re a second homeowner and you want to rent it. The restrictions for renting are so liberal, all you have to do is make sure that the time of the lease is more than 30 days. Allowing you to have quite a few leases during the year. This community is also pet friendly, you can have up to three pets of any size! 

Get a RealtorⓇ when buying new construction

The most important piece of advice that I want to give you is, if you are considering new construction please contact me! Especially for this development, because right now I know that they are working with buyers. They’re not only working with price but also other incentives to make it more appealing! Think about this, who is going to do a better job for you? 

  • Someone who’s on the outside
