Many of you would like to work without a Realtor in selling your house, especially in South Florida. You may wonder why I am telling you how to do this when this is my profession. I’m not here to sell you on using a Realtor, even though the selling process is not easy; I have heard over and over about all the people who have done it on their own, so I would like to give you some pointers on How to sell a house without a Realtor to help you make this a success.
Here are tips for selling your house without a Realtor®
In this video, I will inform you of what needs to happen to protect you as the seller. I have a list of 187 tasks I use in working with my clients in an actual transaction but don’t worry; I will not bore you with that; I’m going to hit on the most important things you should do. We know this involves a significant amount of money; typically the biggest investment you may ever make. Plus I have one more fact that will surprise you when selling your home on without a Realtor.
This video is based on selling your home as a FSBO or For Sale by Owner. You need to protect yourself on the biggest asset you own!
- Hire a real estate attorney. They will write your contract and do the title and closing process for you. They will not shepherd you through the transaction nor negotiate, so you are on your own on those items, but the contract will be written correctly so all parties can follow.
- Research the market to evaluate the price you should use to sell your home. Look at many sources, not just Zillow. Look at the tax rolls and consider what prices in your area are selling for. Do you want to price it aggressively because you need to move quickly, or are you ok with having it on the market for a long time to possibly get a higher price. This can backfire with the changing market we are experiencing but you need to make that decision.
- If you have a mortgage on your loan, see if it is assumable that can be attractive in today’s environment of higher interest rates.
- I assume you have prepared your house by cleaning out items and staging it for better appeal to online marketing so that I won’t go into that.
- How about photography? Pictures sell a property, get a professional and don’t forget a flyover with a drone. Pictures sell
- How are you going to market your home? Are you going to pay a service fee for a Realtor to add your home to the multiple listing service? Or are you going to place the house and photos on various sites to get exposure?
- Do you have the information you need to disclose? For instance: If your home was built before 1978, you need a lead base paint disclosure. Do you need to disclose any latent defects (meaning a buyer can’t visibly see it) not to find yourself in court with the new owner?
- How do you want to qualify a potential buyer? Before they come to your home, decide if you want proof; they can afford it before they arrive.
- If a Realtor calls and has a buyer, are you willing to pay them a commission? It may be worth it to have some help on the deal.
- Showing protocol. Are you going to make showings easy, and do you feel comfortable having strangers in your home? These can be scary times to let people you don’t know in your home.
- Let’s think positively, you have gotten to this point, and you have received an offer; now, you need to negotiate either directly with the buyer or their agent. Look at all terms to make sure you feel comfortable.
- Now have your attorney write the contract.
- Before you accept, make sure you have verified that the buyer can afford your home, either ask for a pre-approval letter if they are financing or proof of funds if it is cash
- If there is a lender, make sure you have contacted them to verify that the buyer is well-qualified.
- Next, ensure the escrow is received; if there are inspections, be there and accommodate the buyer. Ensure you receive a copy of the report, as you may need to re-negotiate if repairs are required.
- Follow all the timelines in the contract, such as mortgage approval, escrow deposits, appraisal performance, inspections, etc. Did the appraisal come in low? Time to re-negotiate again, don’t miss these dates.
- Follow up to see if the lender got all documents to the closing agent. Review closing documents, coordinate the final walk-thru of your home with the buyer, and time for closing; you are ALMOST THERE.
- CLOSING DAY! Between packing, moving, and finding another home, you are probably ready to collapse, but you still need to sign the documents and trade keys for a check.
Now that wasn’t so bad, was it? And these are just the highlights.

Here it is: On average, not using a Realtor® can cost you money as for sale by owner homes sell for significantly less, like up to 26% less. Think about it, you have done all this work and will come out with less money. My husband always says to me: Never deny a person the joy of their own discovery.
