Do you really need a home inspection when buying a new or newer home in Florida? Absolutely—and some of the inspections I’ve been involved with here on Florida’s Treasure Coast show exactly why.

I’ve seen a brand-new, never-lived-in home with collapsed plumbing pipes underneath the concrete slab. Fixing them meant jackhammering the floors, repairing the plumbing, recementing the floors and installing new flooring.

I’ve seen a three-year-old home with cracked roof tiles.

And recently, one of my buyers purchased a home with a newer roof and air-conditioning system that looked reassuring on paper. The inspection told us something very different: the septic drain field had collapsed, the AC wasn’t operating properly, and the roof wasn’t quite as new as we had been told. Pasted markdown

My buyer ultimately spent almost $3,000 on inspections and additional professional evaluations, but that information gave us a much stronger position when negotiating with the seller. The seller agreed to provide a credit toward replacing the drain field, and the transaction is moving toward closing. Pasted markdown

Whether you’re buying in Stuart, Palm City, Jensen Beach, Hobe Sound, Port St. Lucie or elsewhere on Florida’s Treasure Coast, don’t assume a newer home means a problem-free home.
