It’s impressive how much new construction is still happening in Stuart, Florida, and Edgewater townhouses is one of them. It’s located in a great area of Martin County, especially if you want to commute or just be close to everything. They are popping out of the ground right now. And, as of this video in August of 2023, 37 townhomes have already been sold. So if you’re looking for a brand new townhouse and Stewart on the Treasure Coast of Florida, then come with me as I give you a tour of Edgewater townhouses and learn the details on this great community and surrounding area.

Well, Edgewater Pointe is in an excellent location for more on that later. Let’s talk about this fabulous new community. This community is gated. There will be 15 buildings and 117 townhomes so far. As I mentioned, 37 townhomes have been sold. There are three floor plans, the Sandpiper, Pelican, and Pompano, three bedrooms, two and a half baths, and one or two-car garages. Only the Sandpiper model comes with a two-car garage. They are 1485 to 1808 square feet, depending on your chosen model; current prices start at $390,000 and up as of August 2023. You can have the option right now of selecting your design package that hasn’t been slated for a speculation home.

The finishes are absolutely lovely, with tile on the main floor and carpet upstairs in the bedrooms. There are beautiful granite countertops throughout and an island in the kitchen. The kitchen cabinets are 42 inches high and can be dark white or gray, and they come with stainless steel kitchen appliances. There is a great room downstairs, along with a half bath and a spacious kitchen. Upstairs are three bedrooms and a laundry room for your convenience. The showers have clear glass doors. These townhomes are built with spray foam insulation and impact windows for more efficiency and noise reduction. The cool thing is you can run your home from your phone with this smart home automation suite.

Finished homes are planned for in January. So right now, there are some townhomes available in February, March, and April of 2024. The monthly homeowner’s association fee is $210, which includes the gated entry pool Cabana, lawn care, and property management. One other note you need to consider property insurance is lower with new construction in addition to the warranties that are offered, making surprises of repairs almost nonexistent in a new home other than any customization you would like to do.

Well, before I tell you about the area, there is a big item you need to consider, so many buyers go to a new home builder without any representation. The person in that model works for the seller, which is the builder, and going it alone means you’re not giving any other options or knowledge about any other communities or the area or anything that you might or should look out for when considering purchasing new construction with a lot of different communities to choose from. The best advice I can give you is to contact your realtor to ensure someone is looking after you I have sold a lot of homes with this builder and can really help you throughout the process.

So this is a great location I mentioned you are nearby to some of our excellent school shopping and I 95 for easy commuting you will find yourself within a couple of miles of the ocean to enjoy the beautiful beaches. This area is one of the top 10 beach towns in Florida we have 22 miles of coastline and Coastal Living Magazine called Stuart the happiest seaside town in America. You are a short ride to historic downtown Stuart a charming little town with over 50 locally owned boutique restaurants and shops. You can stroll on the sidewalks, dine at one of the outside eateries, or have ice cream as you walk along the riverwalk of the St. Lucie River. If you love water activities, Stuart is really the place for you.
