But buying remotely and buying blindly are two very different things.

In this video, I share how I work with out-of-state buyers who are considering homes in Stuart, Palm City, Jensen Beach, Hobe Sound, Hutchinson Island, Port St. Lucie, and throughout Florida’s Treasure Coast.

I’ll explain why I recommend visiting the area first, how to narrow down the right neighborhoods, why you need to be very specific about your must-haves and deal-breakers, and what a thorough remote video walkthrough should really include.

I also explain why trust and communication between the buyer and Realtor are critical when buying from a distance—and why I’m comfortable handling the entire process remotely for some buyers, while with others I’ll tell them, “I think you need to be here.”

We’ll also talk about how inspections and due diligence can be handled when you live out of state, along with remote closing options that may be available depending on your transaction, lender, and closing agent—including remote online notarization (RON), overnight closing documents, and mobile notary services.

Whether you’re moving to Florida from New York, New Jersey, Connecticut, Ohio, or anywhere else, buying from hundreds or thousands of miles away is possible.

The key is understanding the area, knowing exactly what you’re looking for, having thorough eyes and ears on the ground, and working with someone you trust to show you the good, the bad—and what the listing photos conveniently forgot to mention.

Buying remotely should never mean buying blindly.
