Living in Florida comes with beautiful beaches, warm weather, and plenty of sunshine—but it also comes with the responsibility of being prepared during hurricane season. As a real estate professional who works with buyers across the Treasure Coast and beyond, I know firsthand that many new homeowners aren’t fully aware of what they need to do to protect their property, their family, and their investment before a storm arrives.

Why This Matters to New Florida Homeowners
Many buyers moving to Florida are coming from areas where hurricanes are not a threat. They may not know that standard homeowners insurance policies do not include flood coverage, or that hurricane deductibles often apply separately—and can be significant.

Basic Steps Every Homeowner Should Take

Review your homeowner’s policy and confirm if you’re covered for both wind and flood damage. Look at your hurricane deductible and verify whether any recent policy changes could affect your coverage. - Document Your Home and Belongings
Take a thorough inventory—photos, video walk-throughs, and receipts for big-ticket items. Store this information in the cloud or a waterproof folder you can easily take with you. - Prepare a Hurricane Supply Kit
Include water, non-perishable food, medications, flashlights, batteries, a weather radio, and copies of important documents. Don’t forget pet supplies if you have animals. - Fortify Your Property
If you don’t already have impact-rated windows, install hurricane shutters or boards. Reinforce garage doors, clean gutters, and trim trees or large branches that could become airborne during a storm. - Know Your Evacuation Plan
Don’t wait until the last minute to think about where you’ll go and how you’ll get there. If you live in an evacuation zone, know your route. Always keep your gas tank at least half full during hurricane season.
